About BuildClearance
A licensed General Contractor validates every report. Here’s why that matters.
Why BuildClearance Exists
BuildClearance exists because the zoning and permit intelligence market left a gap. Enterprise zoning reports from companies like LightBox and PZR cost $550 or more and take two to three weeks — built for banks and REITs closing multimillion-dollar deals. Municipal websites and GIS portals are free, but they give you raw data, not analysis. Land use attorneys deliver expert judgment but charge $300 to $500 per hour and take weeks to schedule.
The person who needed something in between — the real estate investor evaluating a lot, the realtor helping a client understand a property, the contractor wondering if a project was feasible, the homeowner planning an ADU — had no good option. They called building departments and sat on hold. They browsed confusing municipal codes. They made expensive mistakes.
BuildClearance is the product built for that person. Fast. Affordable. Validated by a licensed professional. Written in plain language.
Meet the Licensed GC Behind Every Report
(placeholder)
Every BuildClearance report is reviewed, validated, and signed by Narayanan Bakthisaran, a licensed North Carolina General Contractor and the founder of Triad Core Builders (NC GC License #L.99646).
Narayanan has hands-on experience with the permitting process — pulling permits, navigating building departments, managing inspections, and delivering built projects across North Carolina through Triad Core Builders.
Why does this matter? Because understanding a zoning ordinance and understanding how a zoning ordinance actually gets enforced are two different things. Knowing that an inspector in one jurisdiction is strict on certain code provisions, that plan review in a particular county takes six weeks while the next county over takes ten days, that a specific overlay district adds two weeks to the process — that’s not in the published code. That’s in the experience.
When Narayanan reviews your report and assigns your BuildClearance Screening Score, you’re getting professional judgment calibrated by real-world permitting outcomes — not an algorithm’s best guess.
Automated Research Plus Human Expertise
Our process combines automated research with human expertise. When your order comes in, our research pipeline pulls parcel data from county GIS portals, zoning ordinance text from the applicable municipal code, FEMA flood zone data, overlay district information, permit fee schedules, and building department submission requirements. This takes minutes of automation what used to take hours of manual work.
Then Narayanan reviews everything. The automated research produces a first draft — but Narayanan writes the professional assessment sections: the Executive Summary verdict, the Approval Odds analysis, the Rezoning and Variance considerations, and the GC Notes. He verifies the permit requirements and timeline estimates against his own experience. He flags any ambiguities or nuances the automation missed.
The final report reflects both the efficiency of automated research and the accuracy of professional review. That combination is why the report is worth $147 — and why it’s better than either approach alone.
Three Convictions About This Market
We believe three things about this market. First, that speed matters. A contractor evaluating a lot that might get snatched by another buyer can’t wait three weeks for a report. Second, that affordability expands access. At $147, this product is available to small investors, realtors, and homeowners — not just institutional buyers who can pay $650. Third, that professional validation separates good intelligence from unreliable data. We will never drop the GC review step.
Building Nationwide Coverage, State by State
BuildClearance launched in North Carolina in 2026. We’re expanding to additional Southeast states — South Carolina, Virginia, Georgia, Tennessee — through 2026. Each new state adds a licensed GC reviewer network partner. Our goal is nationwide coverage by late 2027, with the same model: automated research, local GC validation, 48-hour delivery, $147.
